“How is the real estate market lately?”  This is the question I am most frequently asked, and the best way to give a clear picture is through a thorough analysis of the statistics and an interpretation of the data, taking into consideration the outliers and the extenuating circumstances that can skew the results.Our most recent Statistical Market Overview, shows, for example, that for the last 8 months compared to the same period a year ago:

  • Total sales of single family homes is up 13%, from 171 to 193.
  • The median list price is up about 3% from a year ago, from $1.695 to $1.749 million.
  • The average sale price is up 8% from a year ago, from $1.693 to $1.843 million.
  • The median sale price is up 3% from a year ago, from $1.450 to $1.500 million. (A few odd sales can affect an average but affect the median less so.)
  • In the category over $3 million, 29 homes sold in 2011 versus only 16 houses were sold at this point in 2010.
  • The average days on market is down 15%, from 209 to 176.
  • The median days on market is down 8%, from 132 to 121. (Again, a few bad apples can skew an average. We use median to reduce the importance of outliers.)
